What's Happening in Palisades Park

The borough's headline October event lands Saturday: the Palisades Park Street Festival at 275 Broad Avenue. MetLife now hosts AC/DC on October 2 and the Giants on October 4, the borough's fall concert moves to October 17, the Fall Community Cleanup is October 24, and NJ Transit lists no active advisory for Routes 165 or 166. The 30 year fixed mortgage average is 7.03 percent.

October opens with the borough's Street Festival, a rescheduled concert and baseball-ready football at MetLife, and a fresh round of dates across the GWB corridor. This edition replaces the September 24 update as the current community roundup: the Street Festival is Saturday at the Municipal Building grounds, the borough's fall concert that was postponed by weather now has a confirmed October date, AC/DC's MetLife show was postponed into October, and the free evening meter parking trial extension that ran through September 30 has ended. Here is this week's verified roundup, with last week's items archived below.

Update, October 8: this edition has been superseded by the October 8, 2026 community update, which carries this week's events, transit, dining, and market items. The Street Festival (Oct 3), AC/DC's rescheduled MetLife show (Oct 2), the Giants-Cardinals game (Oct 4), Demarest Oktoberfest and HACKENSACKtoberfest (Oct 3), and the Fort Lee Health Fair (Oct 3) have since passed. The borough opens its first dog park Friday, October 9 at Columbus Park, the fall concert is confirmed for October 17, and the Fall Community Cleanup is October 24. NJ Transit now lists advisories on Routes 165 and 166, and a 166 line bus crashed into an Englewood home October 8. The 30 year fixed mortgage average moved up to 7.28 percent in Freddie Mac's October 1 release. Event and market details below are current as of October 1.

This Week

AC/DC at MetLife, tomorrow. The Power Up Tour, with The Pretty Reckless, plays MetLife Stadium Friday, October 2 at 7:00 PM per the stadium event page. The show was rescheduled from its original September 25 date.

Giants host the Cardinals, Sunday. The New York Giants take on the Arizona Cardinals at MetLife Stadium Sunday, October 4 at 1:00 PM, a Week 4 matchup on the 2026 NFL schedule.

Fall concert rescheduled. The free recreation fall concert with the Summer Breeze Band, postponed from September 26 because of weather, is rescheduled for Saturday, October 17, 2:00 to 3:30 PM at the Municipal Building, 275 Broad Avenue. It is free and open to all ages.

Borough recreation continues. The fall tennis camp with Coach Anthony Cappola runs Wednesdays through October 14 at the Lindbergh School outdoor courts (grades 4-8, 4:30 to 6:30 PM, $60 for residents), and the Saturday morning yoga series with instructor Priti Dhariwal continues at the high school gym, 1 Veterans Plaza, through November 7.

Fall Community Cleanup, October 24. The borough's Fall Community Cleanup is set for Saturday, October 24, 9:45 AM to noon at Borough Hall. The street festival keeps Broad Avenue busy this weekend either way.

Archive and Corrections

This edition supersedes the September 24 update. Items from that edition that have now passed: the Bellview Place parking lot ribbon cutting (September 25, the lot is now open), the Chuseok holiday window (September 24-26), AC/DC's original MetLife date (September 25, postponed), Leonia's 27th Annual Oktoberfest (September 26), the Corn Harvest Moon program at State Line Lookout (September 26-27), the Palisades Half Marathon and 6K Trail Run (September 27), the Giants vs. Titans home game (September 27), and the Fort Lee Restaurant Week finale (September 27).

Correction, fall concert: the free fall concert with the Summer Breeze Band was postponed from September 26 because of weather and has been rescheduled for Saturday, October 17, 2:00 to 3:30 PM at the Municipal Building. Earlier editions carried the original September 26 date.

Correction, AC/DC: the MetLife show previously listed for September 25 has been rescheduled and now plays Friday, October 2 at 7:00 PM with The Pretty Reckless.

Parking note: the borough council's trial extension making metered parking free after 6:00 PM ran through September 30. No further extension had been posted on the borough's site as of this run, so evening meter customers should check palisadesparknj.org for the current schedule.

Fall O Ween note: previous editions carried an October 24 date for Fort Lee's Fall O Ween, but the 2026 date could not be confirmed on the Fort Lee BDA calendar during this run, so this edition lists the festival without a date.

Transit note: NJ Transit's travel alerts pages list no active advisory for Routes 165 or 166 as of this run, and the agency states it is operating full bus service system-wide. Alert status changes constantly; check njtransit.com before you ride.

Earlier items from previous editions that have since passed: the Know Your Numbers health screening (September 22), the Summer Sounds at the Commons finale (September 18), Karol G's two nights at MetLife (September 17-18), the mobile document shredding at Lindbergh (September 12), the Fort Lee Art and Craft Show (September 11-13), the Be Fort Lee Artisan Market (September 12), the Giants vs. Cowboys home opener (September 13), the 9/11 commemoration (September 11), BIGBANG at MetLife (September 11), Ed Sheeran's LOOP Tour (September 4-5), Bruno Mars (August 25-26), Labor Day's reduced NJ Transit schedules (September 7), the overnight GWB closures that ended August 21, and the summer yoga and living-history programs (August 22-23).

Broad Avenue Dining Scene

No new restaurant opening or closing on Broad Avenue was confirmed during the past week, so the corridor's standing lineup carries forward. Cafe Ssum & Karaoke at 450 Broad Avenue remains listed as open in the September 14 Bergen County new-business roundup, with private karaoke rooms, and Crazy Pocha keeps the late-night pocha rooms running at 42 Broad Avenue on the second floor, the spot that began operating in late summer. Lee & Bai Buns at 442 Broad Avenue, the Taiwanese bun and dumpling shop that opened in late May, and D'avant Bakery at 449 Broad Avenue, Unit 1, remain the newest bakery additions of 2026.

Dipped 'n' Smashed, the Hoboken smash-burger and Nashville hot chicken restaurant, is still coming soon to 187 Main Street in Fort Lee at Hudson Lights. Signage is up and construction is underway, per reporting from mid-August, but no grand opening date has been announced. On the closure side, no new closings were confirmed in the past week; previously flagged on Yelp remain Yupdduk (413 Broad Avenue), Bleu on Broad (330 Broad Avenue), You Chun (133 Broad Avenue), Yechun (18 Broad Avenue), and Picnic Cafe (202 Broad Avenue), with Crown Restaurant & Lounge (243 Broad Avenue), Mandarin Restaurant (110 Broad Avenue), Golden Eagle Diner (239 Broad Avenue), and Pho32 Shabu Shabu (225 Broad Avenue) still on the record from earlier updates.

Borough Programs

The headline borough item this week is Saturday's Street Festival at the Municipal Building grounds, 11:00 AM to 6:00 PM at 275 Broad Avenue. The new municipal parking lot at 12 Bellview Place, which had its ribbon cutting September 25, is now open to the public, and the free evening meter parking trial extension that ran through September 30 has ended with no further extension posted as of this run. Fall recreation continues: the tennis camp with Coach Anthony Cappola runs Wednesdays through October 14 at the Lindbergh School outdoor courts, the yoga series with instructor Priti Dhariwal runs Saturdays through November 7 at the high school gym, the fall concert with the Summer Breeze Band is rescheduled for October 17, and the Fall Community Cleanup is October 24, 9:45 AM to noon at Borough Hall.

Transit Update

Routes 165 and 166. NJ Transit's travel alerts pages list no active advisory for either route as of this run, and the agency states it is operating full bus service system-wide, so Bergen Boulevard service on both routes should be treated as running normal schedules. Advisories can appear at any time, so riders should check njtransit.com the morning of travel.

Port Authority Bus Terminal, next phase. Reported September 30: the next phase of the roughly $10 billion Port Authority Bus Terminal replacement is pushing NJ Transit buses onto city streets, and bus commuters and Lincoln Tunnel drivers are being told to expect added delays through early 2027. Routes 165 and 166 terminate at the terminal, so this is the corridor-wide development worth watching this fall.

Port Jervis Line. Buses continue to replace trains for infrastructure work under the substitution reported in late September: weekends through October 11 plus weekday off-peak service through the fall, with connections staged at Ramsey/Route 17.

Restoring the George. The northbound Center Avenue bridge over the GWB approach in Fort Lee remains under long-term closure through at least the end of December 2026, with the right lane and sidewalk closed since January 12 and work staged to keep two travel lanes open. The Port Authority's weekly construction advisory for September 28 through October 2 lists daytime single-lane closures on Center Avenue between Bruce Reynolds Boulevard and Bridge Plaza North (9:00 AM to 3:00 PM), an eastbound upper-level lane, and the upper-level ramp to the southbound Henry Hudson Parkway (10:30 AM to 4:30 PM). All 592 original suspender ropes were replaced by March 2025, and the rebuilt south sidewalk, closed since February 2023, still targets a reopening by the end of 2026.

Light rail. The Northern Branch Corridor extension, which would add stations including Palisades Park, remains in environmental review with no construction timeline confirmed.

Bergen County median listing price, FRED / Realtor.com, August 2026$774,950
US 30 year fixed mortgage average, Freddie Mac PMMS, released September 24 20267.03%

The Greater Bergen Realtors Monthly Indicators for August 2026, the freshest countywide readout, shows sales prices up 7.4 percent and new listings up 12.2 percent year over year, with pending sales essentially flat at plus 0.7 percent and closed sales down 4.4 percent; the report's dollar figures were not published in the released summary. Redfin's rolling three-month countywide median through August reads about $834,000, up 4.2 percent year over year at roughly $450 per square foot, with homes selling after about 76 days, and FRED lists a median listing price of $774,950 for August. That frames a listing like 201 12th St APT 19, an extensively renovated one-bedroom at $249,900 with heat, hot water, and garage parking in the maintenance fee, squarely in the segment of the market where buyers currently hold the most options.

Mortgage: Freddie Mac's Primary Mortgage Market Survey, released September 24, put the 30 year fixed average at 7.03 percent, up from 6.95 percent the prior week and from about 6.30 percent a year earlier. Daily quotes move constantly, so buyers should check current pricing with a lender and lock deliberately.

Development Watch

Daewoo E&C. Daewoo Engineering and Construction's roughly $291 million, 18-story, 540-unit apartment complex with ground-floor retail and parking at 121-131 West Ruby Avenue and 20-40 Fairview Street was finalized June 30 and announced July 3, 2026, with Daewoo participating as co-developer alongside the Tamares Group. Construction is targeted for 2028-2031 with completion expected in 2031. No newer public status update has been published in the past week.

The Grandline. The 510-unit mixed-use at 21 Grand Avenue pairs two towers (17 and 19 stories) with roughly 175,000 square feet of two-story open-air retail, a hotel and wellness center, and 102 affordable units. It secured site-plan approval in April 2026 and reported Planning Board approval in early June; no new development was announced this week.
